TENANT INDUCTION
Please read through the following items.
Please review the main points of the lease to confirm all details are correct; including names and lease commencement and expiry date and that the information conforms to that on your approval email.
- Bond: once the lease is signed the bond will be lodged with the Residential Tenancies Bond Authority and you will receive an email from them, asking you to confirm the information. Once you each approve the email, the Bond will be lodged with the RTBA and you will receive an email with a formal receipt and reference number.
- Key form. As part of the condition report, you will be sent a copy of the key sheet, showing all keys provided at the commencement of the tenancy. Please electronically sign and return this form. This will be referred to when you vacate. Please note that if you are locked out of the property you need to request a locksmith to attend. We may be able to attend and asisst but charge a fee of $120.
- Condition Report. Provided to you electronically on the morning that your lease commences. It will come as an email from our provider and can be viewed on your phone. You will be guided through the process by the software. Please note anything that has been missed, together with a photo. You will receive automated reminder emails until the report is completed. It should be completed within 3 business days.
- Contents insurance. The owner has building insurance. This does not cover your belongings. We recommend that you consider your own contents insurance. Most insurance companies provide this type of insurance.
Rent payments
- All rental payments are due each month on the anniversary of your rental commencement, unless other arrangements are in place.
- Rent payments can be made via direct deposit or via bpay (details of both appear on the lease agreement)
- Arrears procedure: If your rent is late, we will contact you to remind you to deposit your rent and then follow standard office procedures. Should rent not be paid and you fall beyond 14 days in arrears, you will be served a termination notice. Please always communicate with us if anything changes in your ability to meet your rent commitments, or need to alter the rent due date.
Office Hours: Office hours – 9:00-5.00pm Monday to Friday. Saturday by appointment
Repairs
- General maintenance: If you have any general maintenance please contact our office either by phone or email during office hours.
- After hours repairs and emergency repairs: If you have any after hours maintenance that you think may be urgent in nature, please ring our office on 9578 8440 at any time - 24 hours/7 days per week. After business hours, our phone will divert to our paging service. Please leave a message and a property manager will call you straight back.
- In case you do not hear from us within a reasonable time, please refer to your lease for contact details for a plumber and electrician.
- Telephone lines and internet– we do not know what previous tenants have had and cannot test these or comment on them. Please contact us if you experience any issues.
- Inspections
- Routine inspections: We conduct the first routine inspection three (3) months after you move in and then every 6 months. We will send a letter out prior to advise of the scheduled date and time. If you wish to be home, please advise and we can alter the appointment.
- We do not take photographs of personal items and will not use photographs for advertising purposes unless advised/permission given
Property specific
- Rubbish bins are provided. Please check what day bins need to be put out and brought in.
- There is to be no smoking inside the premises.
- Kitchen benches: please ensure that mats are used to protect the surface from scratching or hot items
- Candles: we recommend that care is taken when using decorative or other candles in a prolonged manner, as they can cause sooting to the walls and ceiling which may not be immediately visible but require the repainting of walls/ceilings that are affected.
Smoke Alarms
You should:
- check the smoke alarm is working every month by pressing the test button until the alarm sounds. You can use a broom handle for this purpose.
- clean your alarm gently on a regular basis with either a duster or vacuum cleaner to clear away dust or other particles that may affect smoke alarm performance
- Contact our office immediately if the smoke alarm emits a warning sound (a high-pitched single beep every 30 seconds) or otherwise appears faulty.
