Smoke detectors
We are all aware of the importance and legal requirement to have our properties fitted with smoke detectors. What we often forget is the obligation to ensure that the smoke detectors fitted in our investment properties are also maintained and working.
Why is it important to check smoke alarms?
We need to ensure that the battery and smoke detector mechanism is working; that they are in the correct position in the property; the correct number are installed and that they are within their expiry date. Yes, smoke detectors do have an expiry date; usually a 10 year life cycle, at which time they should be replaced as the sensitivity of the smoke detectors declines over time.
What types of smoke detectors are there?
There are several types of smoke detectors. The standard 9v battery type (most common – self installed) and the 240v hardwired with battery backup (electrician installed smoke detector). Some smoke detectors can take a lithium battery which only needs to be replaced every 10 years (along with the smoke detector unit). There are also different types of sensors available – photoelectric and ionisation.
Shouldn’t the tenant be checking them?
It is the landlord’s responsibility to ensure that smoke alarms are installed and kept in a working condition. Yes, tenants should be changing the battery during the term of their lease but simply changing the battery or using the test button on the smoke detector does not guarantee that the alarm is working or installed properly.
By having a third party (specialist company) check the smoke detectors, it gives you the owner, peace of mind and the knowledge that they have been checked, are working and are fully compliant with current legislation. It will ensure the safety of the tenant but also protect you, the landlord, from possible litigation, should something untoward happen and the tenant can show that the smoke detector was not maintained.
What does it cost?
To service all the smoke detectors in a property is currently $90.00 + gst. This includes servicing (checking with smoke)/cleaning and replacement of standard 9v batteries in all the smoke detectors, including those with backup batteries and includes replacement of all battery operated and hard wired smoke alarms. Charges may vary as the smoke detector companies are unaffiliated third party companies. We do not receive any commissions or referral fees from these companies.
